Balcony and deck edge
Membrane termination, outlet height, overflow provision, balustrade post penetrations, tile cracking, timber decay and substrate deflection.
Wet area
Floor waste, hob or step-down, shower-screen fixing, membrane upturn, tap penetrations, vanity plumbing, ventilation and adjacent skirting moisture.
Subfloor
Bearer and joist condition, pier movement, ant caps, ground clearance, ventilation openings, termite evidence and ponding below the dwelling.
Masonry and render
Stepped cracking, lintel bearing, control joints, hollow or drummy zones, salt deposits, paint blistering and previous patch boundaries.
Retaining transition
Wall rotation, drainage aggregate, outlet condition, surcharge, fence loading, soil washout and safe excavation clearance.
Stormwater route
Inlet levels, pit condition, pipe alignment, surcharge marks, cross-connections, outlet erosion and overland-flow obstructions.
Site movement
Driveway gradient, turning space, overhead wires, narrow passages, stair flights, fragile paving, neighbour interfaces and materials landing zone.
Occupied-home controls
Resident route, dust isolation, temporary services, noise windows, pet security, weather closure, daily cleaning and emergency access.
