Define the repair boundary
Turn a reported defect into a construction-ready brief
A stain, crack or damaged finish is not automatically the repair scope. The cause, affected elements, access, temporary protection, design and practitioner inputs, inspection points and reinstatement responsibilities should be recorded before pricing is treated as comparable.
Useful starting evidence
- dated photographs, incident and leak records;
- available architectural, structural and services drawings;
- consultant reports, test results and previous repair records;
- strata plan, by-laws and known lot or common-property positions;
- roof, façade, balcony, waterproofing and drainage interfaces; and
- occupancy, access, lift, loading, parking and work-hour restrictions.
Evidence boundary: investigation, design, certification and construction are separate functions. Where the cause or repair method is not established, the required specialist input must be identified before construction proceeds.
