Cladding installation quality depends on more than fixing panels to a building. The work must be planned around current project information, substrates, support systems, access, weatherproofing interfaces, penetrations, inspection points, occupied-building controls and documented handover requirements.

Installation begins before panels arrive on site

A reliable programme starts with the information and interfaces being sufficiently defined. The contractor should understand what is approved, what remains subject to design or consultant input, who owns each interface and what must be inspected before it is concealed.

Current project information

Confirm the issued drawings, specifications, schedules, selected system information and approved details that control the construction work.

Substrate and support system

Review visible substrates, framing, brackets, rails, tolerances, alignment and any conditions that may affect the approved installation.

Façade interfaces

Coordinate windows, flashings, membranes, cavity barriers, penetrations, sealants, parapets, roofs and adjacent materials.

Access and staging

Plan scaffold, elevated work platforms, lifting, storage, exclusion zones, pedestrian protection and occupied-building constraints.

Inspection points

Identify hold points for substrates, concealed interfaces, fixings, joints, flashings, membranes, samples and completed elevations.

Records and handover

Define the photographs, delivery records, inspection evidence, variations, test information and maintenance documents required at completion.

When the planned detail does not match the building

Existing buildings frequently contain dimensional differences, damaged substrates, undocumented alterations or concealed interfaces that are not apparent before access or opening-up.

The condition should be recorded and referred to the appropriate designer, consultant, superintendent or contract administrator. A contractor should not convert a site difference into an unapproved design decision.

The installation programme should allow for inspections, instructions and approved variations where latent conditions are reasonably possible.

Can cladding installation be staged on an occupied building?

Yes, where the building and access method are suitable. Staging may require scaffold or elevated-work-platform zones, resident or tenant notifications, daily weatherproofing, protected entrances, restricted balconies, debris controls and agreed inspection points.

What inspection and quality records should be retained?

Useful records include delivery checks, product identification, substrate observations, set-out checks, fixing and joint inspections, photographs before concealment, approved variations, test information, defect close-out and handover documents.

What happens when latent conditions or design differences are found?

The affected work should pause at the relevant interface. The condition should be photographed and recorded, and the required instruction or revised detail should be obtained from the appropriately appointed party before the work resumes.

When should a project move to a cladding compliance or replacement pathway?

A specialist pathway may be required where the existing material is unknown, combustible or reportedly non-compliant, where regulated-design obligations apply, or where the work involves broader façade replacement. The building-specific evidence should determine the appropriate next step.
