How Cladding Installation Is Planned and Checked

A reliable cladding installation process begins before panels arrive on site. Approved details, substrate condition, access, interfaces, responsibilities and inspection points all affect the construction sequence.

Planning Starts Before Installation

The project team should confirm the scope, selected system, approved documents, actual building condition, access strategy and responsibility matrix before fabrication or installation proceeds.

Important: installing a particular panel does not automatically establish whole-of-facade or building compliance. Product selection, design, evidence, interfaces, installation and certification responsibilities must be verified for the project.

Substrates and Façade Interfaces

Many cladding defects occur at interfaces rather than through the centre of a panel. Windows, doors, balconies, parapets, roofs, corners, penetrations and transitions between materials require coordinated details and the correct construction sequence.

Corrosion, water damage, inadequate support, misalignment, unexpected materials or dimensional differences should be recorded and addressed before covering the substrate.

Access and Occupied Buildings

Scaffolding, mast climbers, elevated work platforms, rope access or another suitable system may affect safety, sequencing, cost and the amount of façade that can be opened at one time.

Resident access, emergency paths, deliveries, storage, weather protection and temporary restrictions should be coordinated for the actual building and workface.

A Typical Cladding Installation Sequence

This general sequence is a planning guide, not a substitute for the approved design or project inspection plan.

  1. Confirm scope and responsibilities. Identify the approved documents, construction scope, consultants, registered practitioners and inspection authorities.
  2. Survey and verify dimensions. Check openings, levels, tolerances and interfaces before fabrication or installation proceeds.
  3. Establish access and work zones. Coordinate access, public protection, exclusion zones, deliveries and stakeholder notifications.
  4. Remove existing materials where required. For recladding, use a controlled sequence with temporary protection where necessary.
  5. Inspect and prepare the substrate. Resolve condition, alignment, support and latent defects before concealment.
  6. Install interfaces and supports. Complete specified membranes, flashings, drainage paths, fire-stopping, brackets, rails and fixings in the approved order.
  7. Install and align panels. Maintain required joints, movement provisions, clearances and interface details.
  8. Inspect and close out. Record inspections, complete defects and compile required handover evidence.

Latent Conditions Need a Controlled Response

Existing façade work can reveal concealed corrosion, water damage, unsuitable framing, undocumented materials or dimensions that differ from the available records.

Construction should not continue on an unsupported assumption. The condition, affected detail, responsibility and required review should be documented before the work is covered.

Design, Construction and Certification

SCE may undertake or coordinate cladding construction within an agreed scope, with awareness of applicable NSW Design and Building Practitioners requirements and SCE's relevant NSW DBP registration.

The responsible designer, registered practitioner, façade or fire consultant, certifier and other professionals must still perform the functions allocated to them.
