Home Weatherproofing Checklist: What to Check Before Heavy Rain

A useful home weatherproofing review looks at the whole path water and wind can take: roof drainage, penetrations, openings, façade junctions, balconies, ground levels and the first internal signs of moisture. It is an inspection and maintenance process, not a single coating or cladding product.

Prepare the property and the evidence trail

  • review previous leak locations, repair records and available drawings;
  • photograph safely accessible external junctions before the weather changes;
  • check visible gutters, outlets, grates and discharge points from a safe position;
  • confirm that stored items are not blocking drainage or concealing known damage;
  • record existing stains so new movement can be distinguished from old damage;
  • identify who manages urgent access, isolation, insurer notification and specialist attendance;
  • keep occupants away from any area with loose materials or a sagging ceiling;
  • use appropriate emergency help where water, electricity or instability creates immediate danger.

Record the pattern before finishes dry

Capture timing and weather

Note when the rain started, when the symptom appeared, whether wind was involved and whether moisture continued after the rain stopped.

Map the affected area

Mark the room, wall, ceiling or floor zone and relate it to nearby openings, balconies, roof edges, penetrations and drainage.

Keep photographs comparable

Use wide and close views, repeat the same angle where the condition changes, and retain dates so progression is visible.

Avoid concealing the evidence

Cleaning may be necessary for safety, but repainting or sealing over the symptom before the cause is assessed can make investigation harder.

Routine attention

When a maintenance review may be appropriate

  • the issue is limited to a safely accessible maintenance item;
  • there is no sign of structural movement, unsafe material or electrical exposure;
  • the source is understood and the work will not disturb a controlled building system;
  • the responsible owner or manager has confirmed the maintenance pathway.

Further investigation

When a documented specialist pathway is prudent

  • water entry is recurring, widespread or linked to multiple interfaces;
  • the source is uncertain or differs with wind and rainfall conditions;
  • cladding, membranes, structural elements or concealed cavities may be involved;
  • access, strata responsibility, insurer requirements or regulated work must be coordinated.
