Cladding is selected as part of a complete external-wall system, not by appearance or popularity alone. Owners corporations, asset managers and project teams need to compare the proposed material with the building, exposure, substrate, interfaces, regulatory pathway, access, maintenance and available technical evidence.
This guide outlines commonly considered material categories and a practical comparison process for NSW projects. It does not nominate a universally “best” product or provide a compliance determination, regulated design, product approval or project quotation.
Key point: a material name alone does not establish suitability. The exact product, complete assembly, fixings, support, insulation, membranes, cavities, barriers, flashings and interfaces must be considered for the proposed use.
Common Material Categories
Metal panels and sheets
Aluminium, steel and zinc products can provide crisp profiles and varied finishes. Compare the exact product construction, coating, support system, corrosion environment, movement, fixings, joints and interfaces.
Fibre cement
Boards, panels and plank profiles are available for different façade expressions. Review product limitations, substrate and framing, joint arrangement, edge treatment, moisture management, finish and maintenance.
Timber and timber-look systems
Natural timber and alternative timber-look products differ substantially. Consider species or composition, durability, moisture movement, coatings, fire and termite requirements, fixing details and maintenance commitment.
Weatherboards
Weatherboard describes a profile rather than one material. Timber, fibre-cement and other proprietary boards have different evidence, installation, durability and maintenance requirements.
Masonry, brick and stone finishes
These systems may be supported, tied, adhered or mechanically fixed. Weight, substrate capacity, movement joints, moisture paths, anchors, interfaces and access can materially affect scope and feasibility.
Composite and proprietary systems
Composition and performance vary between products. Obtain evidence for the exact product and assembly rather than relying on a generic label such as composite, insulated, architectural or non-combustible.
Do Not Compare Materials in Isolation
The cladding face is only one part of the external wall. Selection should account for the existing or proposed framing, rails, fixings, membranes, insulation, cavities, barriers, flashings, windows, doors, penetrations, slab edges, parapets and adjacent materials.
For existing buildings, investigation may be required to verify concealed conditions, deterioration, water entry, substrate capacity and the installed wall build-up. Replacement scope should also address removal, temporary weather protection, occupied-building controls, waste, access and reinstatement.
Eight Selection Checks
1. Building context
Confirm use, height, location, geometry, occupancy, wind exposure and coastal or industrial environment.
2. Regulatory pathway
Establish the applicable NCC and NSW requirements, approvals, practitioner roles, documentation, declarations and certification.
3. Product and system evidence
Review current evidence for the exact product, assembly, substrate, fixings and proposed application, including stated limitations.
4. Water management
Trace cavities, membranes, joints, flashings, openings, penetrations and drainage as one connected system.
5. Support and movement
Verify framing, rails, spans, wind actions, fixing type and spacing, tolerances, movement and existing substrate condition.
6. Durability and compatibility
Check exposure, coatings, dissimilar metals, sealants, runoff paths, UV exposure, cleaning and replacement availability.
7. Construction practicality
Assess access, scaffolding, public protection, staging, lead times, temporary works, hold points and occupied-site constraints.
8. Whole-of-life requirements
Compare inspection, cleaning, refinishing, repair, access, warranties, records and realistic maintenance responsibilities.
Fire and Compliance Language Must Be Precise
Terms such as “safe”, “fire resistant”, “non-combustible”, “certified” or “compliant” should not be used as whole-building guarantees. Product evidence must be relevant to the exact material and assembly, and suitability must be assessed within the project’s building characteristics, external-wall configuration and applicable regulatory pathway.
